Is your masonry being installed correctly on your construction project? 26 items to review during your masonry construction. (Construction Checklist)

 Did you read the specifications and study the drawings?



Are the materials what is specified?

Are the masonry units the right size, color, and texture?



Check this against the approved sample/

Is the mortar as specified?

Are certifications on the masonry available?

Do you have the approved sample panel?

At the start of the masonry work, inspect the proper layout and horizontal coursing.

Layout procedure. Did they conform to the sample panel?

Are the joints properly tooled?

Joint Design 

Is the mortar type correct? Check the specifications/

Type M- Below grade application in contact with earth.

Type S-- general Use, severe exposures (1800 psi)

Type N-- general use, severe exposures(750psi)

Type O-- interior Use(350psi)

Type PL & PM are masonry grouts (2500 psi)

Has the good face of the masonry been designated?

Masonry units must be cut with a masonry saw.



Is the masonry cleaned without acid and with brushes?



Verify mortar color is provided and approved if required.

Confirm the joint size, type, tooling method, and equipment are understood and produced.

 Confirm methods of cleaning are understood and performed as required. Ensure droppings and splatter on finish surfaces are cleaned as soon as possible. 

Verify anchors and ties are if the type of material and size required.



Verify reinforcement is of type, size, splicing, and spacing required that it is properly doweled, tied, and installed. Confirm addition reinforcement is provided for corners, intersections, openings, and lintels. Refer also to 03200 Concrete reinforcement.




Verify expansion joints for concrete masonry are located and provided as indicated or required.

Verify that weep holes are provided if required.

Verify pipes, conduits, sleeves, and boxes are located, secured, protected, insulated, and spaced as required.

Verify hollow metal frames are filled solid.

Confirm pointing, replacement of defective units, and repair of other deflects are promptly performed and as deemed necessary. 




Verify waterproofing of walls is performed if required. Verify moisture content prior ro waterproofing is as required or specified. 

Confirm methods of final cleaning are as required.

The Design-build method on your construction project versus the traditional Design, bid, build method. Project: Huntsman Chemical Computer Building Addition, Conroe, Texas  I met Huntsman in mid-August and reviewed their completed drawings for the project.   They required that their project be complete by December 1 st . Notices of Nonperformance to a Trade Contractor on a construction project

  Bridgewater College Dormitory Project Let me give you an example of an underperforming contractor from one of my past projects. I was involved in the building a $2.7 million Bridgewater Dormitory on the Campus of Bridgewater University in Bridgewater, Virginia. The Structure is 3 stories with a basement. Bridgewater Dormitory Liquidated Damage Project This was a liquidated damage clause project. The project had to be completed before the school year started in late August. Liquidated Damages clause means that if we go over the allotted time for the project then we would be charged a specific amount for each day that we were over the time limit. So,  the overall schedule of this project was very critical to the completion of the project. The critical path of this project was the construction of the exterior masonry work which included the brick and the Capstone on the top of the building. Every Trade Contractor is tied to the overall schedule of the project and the completion date.

Pre-Construction in the Design Build Method of Construction

The Design-Build Method is an alternative in the building of your project.  In the Design-Build method, you will start an immediate collaboration with your Design-Build consultant (DBC) The Pre-Construction activities are the first part of the Design-Build Method. The pre-construction phase starts with a Preliminary drawing or sketch that can be generated by the Design-Build consultant or the Owner. Develop Estimates and Budgets From there, you want to establish the Budget of the project from the design stage through the construction stage. The DBC team will start with square foot estimates. As more detailed drawings are completed by the  D BC, they will develop a more detailed construction estimate.   Incorporate Value Engineering into your  project. At this point, the DBC will develop some Value engineering suggestions and Options for the building.
