Smart Money Moves: 7 Ways an ERV Lowers Costs on Your Commercial Project.

Image
An Energy Recovery Ventilator (ERV) can significantly reduce energy costs for a small commercial building in the southern United States by improving the efficiency of the HVAC (Heating, Ventilation, and Air Conditioning) system. Here are several ways an ERV achieves this:   # 1 Heat Exchange Efficiency ERVs transfer heat between incoming and outgoing air streams. In warm climates, they can cool incoming fresh air by transferring the heat to the outgoing stale air, reducing the load on the air conditioning system. This process helps maintain indoor comfort without requiring as much energy for cooling.   #2 Humidity Control In humid southern climates, ERVs also transfer moisture. They can reduce the humidity of incoming air by transferring moisture to the outgoing air, which reduces the need for dehumidification. This leads to lower energy consumption as the HVAC system doesn't have to work as hard to remove excess humidity.   #3 Reduced HVAC Load By pre-conditioning the in...

Budget Busters: The 3 Types of Change Orders and How to Manage Them

Image
The different types of Change Orders in Construction   How does a Change Order originate? There are several ways a change order can exist on a construction project. Unforeseen condition On a new ground-up project during the earthwork, the Contractor may encounter unsuitable soil during their excavation that was not identified in the geotechnical report. The contract documents indicate stripping the site, scarifying the base, and then lime-stabilizing the base. However, during the rolling and compaction of the site, you may notice that a particular area pumps up and down as the heavy equipment rolls over it. It is at this point that the Construction team and the site excavator notify the civil engineer and the Archit ect of this unsuitable soil. Upon mutually agreeing that the soil must be replaced with suitable soil, the Architect, Civil Engineer, or Construction Manager may issue a change order to the excavating contractor. If you have a General Contractor, then ...

Beyond the Bid: Crafting the Perfect Scope of Work

Bid Package Scopes during the Purchasing Phase In my firs t job after graduating with a civil engineering degree from Penn State, I oversaw a $5 million Manufacturing Plant on 35 acres. I was on site early in the construction project. We were installing forms for the large manufacturing building and installing the underground plumbing pipe in the slab. I was in my office trailer when the Plumbing Project Manager arrived. on site. He came into the trailer at the same time that the food truck arrived at the project site. He introduced himself as Charlie Norton. He asked if I needed anything from the Food truck. I declined. He returned the trailer with a cream-filled 6” yellow cake. At that time, he was about 55 years old. Plumbing Change Order Request He wanted to review his contract to date. He brought out a Request for a Change Order for me to sign for $5000 for two electric drinking fountains for the manufacturing building. During our meeting, I reviewed his change order requ...
